BuildingSmart is an international organization that encourages the construction industry to the digital transformation. To make this change easier to have created a few guides that help the industry in its transition to the methodology BIM through open standards.

The objective of these guidelines is to provide a guide applicable standard way that adapts to any type of project, to achieve a collaborative model methodology under the BIM in which you can integrate all the disciplines involved in the development of the project.

The guides BuildingSmart BIM covering all phases of the project and construction with the goal of having something of quality, that is efficient, safe, and attached to sustainable development.

The models developed under the methodology that BIM is used during the entire life cycle of the building:

• Design
• Construction
• Operation and maintenance

The guide BuildingSmart BIM consists of 14 papers which are adapted from the COBIM Finnish, in these guidelines, maintaining the standards and regulations in force.

For the development of the guidelines involving 80 independent professionals and the result were the following documents:

1 - General Part,: Includes the basic requirements that you must comply with the model development methodology under the BIM.

2 - Current Status: Includes the requirements for the modeling of the uprising, current state, or the starting of the project.

3 - Architectural Design: It includes the information that must contain the the architectural project considering that to be the basis of the project should be technically correct.

4 - Design of the Facilities: Includes the information to carry out the model of the engineering disciplines, to meet the requirements and agreements of design.

5 – Structural Design: It includes the information that must contain the structural model, which goes detailing as the project progresses.

6 - Quality Assurance: Is focused on the quality control of the design of the building according to which allows the methodology of BIM.

7 - Measurements: They are easier to get when you develop a BIM model, removing them in a more effective way of all disciplines (architecture, facilities, structure, and can be available to any person involved in the project.

8 - Display: This phase serves to analyze and compare different design solutions, as well as to review the issue of costs, investment, and functionality of the project.

9 - Analysis of the Facilities: used to analyze the different systems to occupy in the project, the design of proposed facilities.

10 - Energy Analysis: Explains the essential tasks to be developed in the project phase in order to achieve the energy efficiency desired, and manages the interior conditions of the project.

11 - Management of a BIM Project: By using the model it is possible to manage the cost planning for the project, analyze the use and maintenance, making the information more accessible for anyone who takes the management of the Project – Construction – Maintenance.

12 - Facility Manager: The process of the operational management of the building, maintenance, repairs, etc., Is what is included in this guide.

13 - Construction: Includes the requirements of the model based on the methodology BIM for the project execution and the development of the model As-built.

14 - Cultural Heritage: Includes keys for the adequacy of a BIM model of a building considered a cultural heritage.
